One of the best pieces of advice I can give any assisted living owner or administrator is this:
Stop guessing what AHCA is going to inspect.
AHCA has already told you.
The same survey tool their surveyors use during inspections is available for anyone to download.
Yet many administrators have never seen it.
This Is the Exact Survey Tool AHCA Uses
When an AHCA surveyor walks into your facility, they aren’t making up questions as they go.
They are using the Assisted Living Facility ASPEN Regulation Set, which contains the survey tags, regulations, interpretive guidelines, and surveyor probes used during inspections. (Florida Health Agency)
This document tells surveyors:
- What regulation they are reviewing.
- What they are looking for.
- Questions they may ask.
- Records they may review.
- Observations they may make.
- How they determine compliance.
In other words…
It tells you exactly how your facility will be evaluated.
Make Sure You Have the Current Version
Regulations change.
Survey guidance changes.
Interpretive guidelines are updated.
That’s why I recommend downloading the most current version directly from AHCA rather than relying on an old copy saved on your computer.

This Is One of the Best Mock Survey Tools Available
When I perform mock surveys, I spend a great deal of time reviewing these survey tags.
Why?
Because they provide tremendous insight into how surveyors evaluate compliance.
Instead of asking yourself,
“What do you think AHCA might ask?”
Use the same resource they use.
Review each survey tag with your department heads.
Walk your building.
Review resident records.
Compare your policies and procedures to the regulations.
Correct deficiencies before AHCA finds them.
Don’t Wait Until Survey Day
One mistake I see repeatedly is administrators waiting until they receive notice that AHCA is in the building before scrambling to prepare.
Survey readiness isn’t something you do once a year.
It should be part of your routine.
The facilities that consistently perform well are reviewing regulations, conducting internal audits, and using the survey tags throughout the year.
Action Steps

- Save it on your computer and keep a printed copy in your office.
- Review one survey tag each week with your leadership team.
- Conduct mock surveys using the same guidance AHCA uses.
- Update your copy whenever AHCA releases a new version.
If AHCA is using a tool to inspect your facility, you should be using that same tool to prepare for their arrival.
There is no better way to understand what surveyors are looking for than by reviewing the exact document they use during inspections.
